New homes slated for Oakwood Street

The Navasota Planning and Zoning Commission ended 2023 by approving the request of Emerald Stone Homes, LLC, to replat four lots at 1404 Oakwood St. into two lots for the construction two single family homes. The vote followed a public hearing at the Dec. 14 Regular Meeting at which no comments were received against the replat.

According to Development Services Director Lupe Diosdado, the two replatted lots are 0.206 acres each and meet the minimum size requirement for the R-1A Zoning District.

Developer Priscilla Para said, “We are hoping to do a three bedroom, two bath home on each lot.”

Para has already built one home in Dove Crossing and told commissioners that she hopes to build that same style on one of the Oakwood lots. She confirmed both homes will face S. Judson Street and will include privacy fencing.

Commissioner Dia Copeland commented that the area “needs some regentrification.”

Commissioners also conducted a workshop to review the results of the 90-day evaluation period related to the removal of trash receptacles at cluster mailboxes located in both the Dove Crossing and Pecan Lakes Estates subdivisions. Resident feedback indicated removal of the trash cans minimized or eliminated trash around the mailbox areas. Diosdado said an amendment to the ordinance making trash cans optional will be brought back to P&Z.

Before adjourning, commissioners approved the minutes of the Oct. 26, meeting with one correction.

Commissioners in attendance included Dia Copeland, Debbie Hancock, Carolyn Katkoski, Chairman Randy Peters and Todd Wisner. Ethan Barcak and Dr. John Walla were absent.
