P&Z says yes to Northside replat, c-store

The Navasota Planning & Zoning Commission welcomed new commissioner, Ethan Barcak, who was appointed following the election of former commissioner James Harris to the Navasota City Council. Despite the absence of several commissioners, a quorum was met and commissioners moved ahead approving a minor plat application for property on Northside Street as well as the final site plan for the FlyAway C-Store to be located at 2643 SH 105 West.

Fulfilling home ownership The first item was a replat application submitted by Capital Site Development, Inc. for the property at 201 Northside Street. The replat will divide the 0.86 acre lot into two individual lots, creating a two-lot subdivision. Development Services Director Lupe Diosdado explained that because the property is zoned B-1 General Business District and there are no predetermined lot size requirements, replat approval is at the discretion of P&Z instead of development staff. He added that replatting will bring the lot into compliance with zoning district requirements which allow only one home per lot or tract.

Realtor Max Brand said the two homes which exist on the property were built in the 1950s along with four other homes which faced N. LaSalle Street. Diosdado said the property was rezoned commercial when the Comprehensive Plan was created.

According to Brand, the lots will be sold to individuals interested in home ownership.

He said, “The problem is with two houses on it, you normally have investors buy it and require 20% down. We have several people who’d like to buy it but they can only afford one.”

Citing a 3.5% interest rate, Brand said, “They can get an FHA loan and be homeowners. It will give more people opportunities to own their own homes in the lower income bracket rather than having them as renters. This is something needed in our community.”

Third time a charm for c-store

Having removed all truck stop components from it’s preliminary site plan after resident objections and P&Z’s denial Feb. 23, Maredia, Barkat & Rahim Momin received final approval for development of the Fly Away C-Store at the entrance of the Pecan Lakes Estates subdivision.Also approved was the $11,772 fee-in-lieu of sidewalk installation on SH 105 West. Six foot wide sidewalks will be constructed on Fairway Drive.

The preliminary site plan was approved by P&Z March 23 with the condition that the final site plan come back to them for approval and that the owner or a representative be present at that meeting. The plan has received the blessing of the City’s engineer and it was noted that no changes were made to the detention pond design.

Other business

Before adjourning, commissioners approved the May 11 meeting minutes.

Present were Ethan Barcak, Dia Copeland, Carolyn Katkoski and Chairman Randy Peters. Commissioners Debbie Haynie, Dr. John Walla and Todd Wisner were absent. Representing the City were Diosdado, Hattie Wells and city council liaison Josh Fultz.
